Real Estate Activity For March 2010

Below is a Quick Summary in regard to the local Coronado market activity for March of 2010.  Raw numbers are always nice but it is always good to look at the numbers in detail to see if there is any insight which we can pull from the numbers and better understand the overall market.  Below this table, we have added our thoughts. Please feel free to contact us if you have any questions.

• It is interesting to note that of the properties than are pending, the average price per square foot is 84% of the list price however the properties that sold during the month had a average price per square foot of 91% of the list price per square foot.
  
• It is also interesting to note that the average price of the pending properties is $1,773,000 which is $730,000 less than the average price of houses currently on the market. This tells us that currently lower price homes are selling more than the higher priced homes on the market.
